Renting in Gurugram: a checklist before you sign

Finding a flat is the easy part. The costly mistakes come from paperwork nobody read and a flat nobody documented. Use this checklist before you pay a deposit or sign anything.

1. Read the rent agreement line by line

Eleven-month agreements are common in India. Check the start date, monthly rent, annual increase, lock-in period, notice period and what happens if either side leaves early. If something was promised verbally, make sure it is in the document.

2. Understand the security deposit

Two to three months' rent is common for apartments, but it is negotiable. Agree the amount, the conditions for deductions and the timeline for return in writing.

3. Clarify who pays what

  • Is society maintenance included in the rent or paid separately?
  • Who pays for electricity, water, gas and internet?
  • Are there parking, club or move-in charges?

4. Check the furnishing and inventory

Get a written list of every appliance, fitting and piece of furniture, with its condition. Test the AC units, geysers, chimney, lights and taps while you are there.

5. Do a signed condition report

This is the single best protection for your deposit. Photograph or film every room, note existing marks and damage, and have both sides sign. Every rental we handle includes this, as explained on our condition report page.

6. Complete verification and registration

Landlords are generally expected to share tenant details with the police for verification, and the agreement may need to be registered or notarised. Ask the owner or your agent which applies, and keep copies of everything.

7. Plan your exit

Know the notice period and the handover process before you move in. Schedule a joint walk-through at move-out and compare the flat with your condition report.

How much deposit should I pay?

Two to three months' rent is common but negotiable. Always record the amount and return conditions in the agreement.

Do I need a condition report?

It is not a legal requirement, but it greatly reduces deposit disputes. We include one on every rental.

Can the landlord raise the rent mid-term?

Only if the agreement allows it. Check the annual increase clause before you sign.
